Я не уверен что у вас правильный хостнейм. Лучше если это будет реальное имя домена, который работает на сервере

1)т.е если у меня есть домен рабочий и с которого будут идти письма xsite.ru, на нем создать поддомен server.xsite.ru сделать его хостнеймом и прописать в панеле vps ? или же можно не создавать поддомен, а xsite.ru прописать хостнеймом?
2)в будущем если необходимо будет настроить на другом домене почту, который на этом сервере, он будет работать с хостнеймом из п1?

гугл пишет все отлично, но письмо в спаме.
тестер пишет что все отлично и базах нету и запись все норм

Не очень он жив...

Включал? Или хотя бы с мягкой политикой? Я включил, мне приходят в итоге отчеты о прохождении. Зарубал Микрософт на live.com, Hotmail.com но там быстро решается если IP выделенный.

Лень перечитывать всю тему..
Что касается Gmail

Добавляем домен.
Ждем примерно 7-14 дней.. И смотрим причину попадения в Спам или выходим из него... (у меня вообще письма возвращались с 550 ошибкой)..

Скорее всего с самим сервером проблема, надо чекнуть его через https://check.smtp.bz
